To put it simply, it depends on the market. Generally, late Spring to early Summer is a very busy time for real estate but it does vary from year to year. Our best advice is to let one of our qualified realtors come take a look at your home, and discuss timing, pricing, and your CMA (Comparative Market Analysis) report. This will help both you and your realtor determine whether it is an appropriate time for your home to go on the market.
Don’t feel bad, this is a common misconception and we hear it all the time. There is some validity that the holiday season may make showings slightly more tricky to schedule, but other than that, the winter months can be very beneficial for sellers. During the Spring and Summer, there is more inventory than in the Fall and Winter months. This means that competition can be more steep during the Spring/Summer. If your home is the only one for sale in the neighborhood, chances are it will get a lot of eyes viewing it simply due to scarcity. Fear not though, as stated in the question above, there are pros and cons to listing during every month, its all about what makes sense for you and your family.
Great question! There are several factors that come into play when determining what your home is worth. A CMA (remember that’s a comparative market analysis) This report will analyze comparable homes that have sold in the past 0-3 months, preferably. The more recent, the more relevant since the market is always fluctuating. For more unique properties, the time frame can be upped since similar properties can be difficult to come by. The CMA will also take many factors, including square footage, number of beds, number of baths, upgrades, area, lot features, roof age, style of residence, flooring, window quality, and many more factors to produce the magic number. Your realtor can help you with all of this! No need to worry!
Short answer, no. Medium answer, no that wouldn’t be in your best interest. Long answer, no that wouldn’t be in your best interest. Sites like Zillow may seem enticing to use to determine your home value but please adhere to my warning, they are using completely unreliable third-party information. If there’s one thing I know it’s that you don’t deserve third-party information. Get your info straight from the horse’s..err..RockStar’s mouth!
